Pet Defecation & Dumpster Areas

As many of you know, the two major problems in EWPA are with Pet defecation and the dumpster areas.
All pet owners must pick up after their pets as it is not only against EWPA rules and regulations but a violation of a Brick Township Code. Anyone seen violating this rule, will be issued fines by the association and Brick Township as we have a ZERO TOLERANCE regarding this neglect to the community and neighbors.
We have noticed that many residents are not properly disposing of their trash inside the dumpsters. There are well over 50 dumpsters throughout the community and if the dumpster on your court is full, PLEASE find an empty dumpster to dispose of your trash as it is not the responsibility of the maintenance men, management or waste management to pick up the trash around the dumpsters that have simply been improperly disposed.
Also as a reminder, Bulk Items get picked up on Monday's and Metal Items get picked up on Friday's excluding township holidays. Therefore, these items should be neatly placed alongside the dumpsters no more than a day in advance.
Both these matters effect the value of your homes and neigborhood and create a undesirable curb appeal. This is not the type of neighborhood that EWPA wants to be known as so we ask for your immediate attention and cooperation in correcting these matters and reporting violators to the onsite office so appropriate action can be taken.

South Loop is a ONE WAY From Miranda Ct. to North Gate

The South Loop from Miranda Court to North Gate is a ONE-WAY. Brick Police have been notified that there are many residents going the wrong way. Any violators will be issued a summons by Brick Police and a fine from EWPA. This will be strictly enforced. This endangers all individuals in the community.

Plumbing- Frozen Pipes

With winter fast approaching, we would like to remind residents that the association is NOT responsible for frozen pipes, interior pipes or outside faucets. The association is ONLY responsible from the curb turn off to the water meter.
As a reminder, heat should be set at not less than 60 degrees and the doors to the cabinet near any plumbing should be left open so that heat can circulate to that area. In extreme cold weather, it is recommended that the thermostat be set at 70 degrees or above.
Every homeowner must make sure that they have the proper insurance to cover any interior damage to their home as the association only provides coverage on the exterior of the home.

Certificate of Insurance

Any homeowner whose mortgage company is requesting a certificate of insurance can obtain a copy by faxing a request to 856-552-6380.

Decks/Patios

Decks/Patios Any homeowner who has or will construct a deck or patio, please be aware of the following that when constructing decks or patios, the determination of location of utility lines and pipes is the responsibility of the homeowners and must be permanently marked for identification. Any water or sewer shut off or clean out valves must be kept accessible from above the deck or patio. In the event it is necessary to gain access for repair to any utility line, it is expressly understood that EWPA reserves the right to use any means necessary, including any degree of disassembly. EWPA waives any responsibility for repairs, reconstruction or so cost of removal caused by access to utilities. Homeowner will be solely responsible for any cost incurred for damage to utility lines caused by installation of deck or patio.
When you signed the modification form for the approval, you accepted full responsibility for any and all costs involved with the removal of the deck, patio or the reconstruction of the deck or patio if accesses to any utility lines are required by Brick Township or EWPA.

Social Hall Rental Information

The Social Hall can be rented by homeowners/tenants for a fee of $250.00 and a security deposit of $250.00. Alcoholic beverages are prohibited at all times. The hall has chairs and tables to hold 66 people.
Anyone interested in renting the Social Hall for a special event can obtain further information by contacting the onsite office at 732-458-1784.

Entrance Way Litter

Despite our numerous notices, people are still disposing of litter on the ground at the two (2) entranceways to EWPA at both South and North Loop. This is not only unsightly and ridiculous but gives a poor impression of our complex to people passing by or entering and exiting our community. Please dispose of all liter into a dumpster and not on the ground. This liter does decrease your property value as people looking to purchase a home in EWPA see the entranceways upon entering.

FLOWERBEDS/PATIOS

This is a reminder to all residents, it is the responsibility of the homeowner to make sure that all flowerbeds around his or her home and anyone with back patios are kept weeded periodically throughout the Spring, Summer and Fall. We appreciate your cooperation and assistance in keeping up the appearance of your community.

CANOPIES/TENTS REMOVAL FOR WINTER

All canopies, tents and etc must be removed on or before Friday, November 10, 2017 from decks, patios or lawn areas. Any remaining after this date is subject to a $25.00 Fine per day.

PATIO FURNITURE- WINTER STORAGE/FALL CLEAN UP

Patio furniture on lawns must be neatly stored against the back of your home and not left in the middle of the backyard on or before Friday, November 10, 2017 as not to interfere with the landscapers during Fall cleanup. Any resident not abiding by this request will be responsible for removing the leaves and debris from around the furniture as the landscapers will not come back after they have cleaned up in the vicinity of your home. We look forward to your anticipated cooperation in this matter.

PRECAUTIONARY MEASURES TO PREVENT THEFT

Residents are always encouraged to make sure their doors and windows are kept locked at all times when they are not home to prevent burglary It is also a good idea to make sure that your vehicle is secure and all valuables are removed as well. In addition, we recommend any residents ordering packages to advise the merchant to send them requiring a signature instead of being left outside of your home. Any suspicious behavior should be reported to Brick Police at 732-262-1100

TOYS, BIKES, PATIO FURNITURE & ETC. STORAGE

This is a reminder that all toys, bikes, patio furniture and etc. are to be stored neatly behind the house as not to interfere with the landscapers. THESE ITEMS ARE NEVER TO BE STORED IN THE FRONT OF THE HOME.

STREET LIGHTS

If you notice a streetlight out, please call JCP&L at 1-800-662-3115. You must give them a pole number and location.

SPEED LIMIT

This is a reminder that the roadways in EWPA are not a speedway; the speed limit throughout Evergreen Woods Park Association is 15 MPH. We ask that you please obey this speed limit as our development has many young children.

Paying Maintenance Account Via Internet.

Any homeowner looking to pay maintenance fees via the internet may go to www.smartstreet.com and follow the prompts. If you have any questions in regard to this matter, you may contact Colleen in the IMPAC Account Receivable Department at 732-408-2525 extension 218.

DISPOSAL OF SHRUBS & BRANCHES

Any homeowner performing yard work around their home is advised that all branches, shrubs and etc. must be taken to the Recycling Center on Ridge Road and not disposed of near the dumpsters as Brick Township will not pick up these items.

DISPOSAL OF CARDBOARD BOXES

All cardboard boxes are to be broken down and disposed of inside the blue recycling dumpsters; no cardboard boxes are to be left in the bulk item areas.

DISPOSAL OF RECYCLING ITEMS

There are multiple recycling containers (blue) in EWPA that are located throughout the complex. All residents are encouraged to recycle.

2017 Landscaping Season

Live Oak Landscaping Contractors is the landscaping company for 2013-2017 seasons. It is extremely important that you keep items such as patio furniture, bikes, toys grills and etc neatly stored behind the home as it is not the responsibility of the contractor to move items while performing their landscaping duties.
The association would appreciate your assistance in keeping the lawns around your home from drying out by watering twice a week if possible when we have not received a lot of rain. This will improve the quality of the landscape in EWPA as the Budget does not allow for additional irrigation in the community at this time.


LEASED UNITS

Any homeowner, who leases out their home to a tenant, must be registered with the Association and Brick Township. If you are leasing out your home and have not registered with the onsite office, please contact us immediately to assure that all procedures have been followed and fees paid to prevent unwanted fines from both the Association and Brick Township.

PERSONAL INSURANCE

Every homeowner must make sure that they have the proper insurance to cover any interior damage to their home as the association only provides coverage on the exterior of the home. If you are not sure of the coverage’s that the association carries or what insurance you need, please contact Brown & Brown at 732-504-2002.

SMOKE ALARMS & CARBON MONOXIDE DETECTORS

We urge each and every homeowner to take all precautions in preventing any losses and per the Department of Community Affairs (DCA) and the request by our property insurance company Greater New York (GNY) that each home have a Carbon Monoxide Detector installed in the area of the bedrooms and a smoke alarm on each floor of the home. It is also important that these detectors are checked on a regular basis to make sure they are operational to prevent a possible tragedy due to fire or carbon monoxide.

CLOCKS FALL BACK SUNDAY, NOVEMBER 5, 2017 @ 2AM

REMINDER, on Sunday, November 5, 2017, to turn your clocks back at 2AM. It is also important that you replace your smoke alarm & carbon monoxide batteries as well.

SITE INSPECTIONS

Site inspections continue throughout the development and we have noted various violations to the rules and regulations of Evergreen Woods Park. Each and every resident is asked to review the rules and regulations to assure you are not in violation. Any resident that is found to be in violation will be given a violation notice and if the violation is not corrected, fines will be issued. If you do not have a set of the rules and regulations, please stop by the office for a copy.

PET OWNERS

This is a reminder to all pet owners that you must curb your pets and clean up after them. At NO time is your pet to be off a hand-held leash or left unattended in any common areas including your deck or patio areas as it is in direct violation of the Rules and Regulations and subject to a $100.00 fine. All pets must be registered with the onsite office and the Township of Brick.

HALLOWEEN (Tuesday, October 31, 2017)

There is a 8:00PM curfew in Brick Township for anyone under 18. The curfew will be strictly enforced.
Residents are asked to turn on their front and rear lights on both Mischief Night and Halloween. Any mischief should be immediately reported to Brick Police at 732-262-1100.

2017-2018 Winter Season Information

As you are all aware, we will soon be entering into the 2017-2018 Winter season and would like to remind all residents that the association does everything in its power with the assistance of Live Oak Landscape Contractors to keep the roadways, and sidewalks as safe as possible during any winter events.

Every resident is encouraged to bring a small container up to the Social Hall located at 107 Miranda Court to fill it with Calcium Chloride. The gray containers will be available 24hours a day seven days a week throughout the Winter season starting Monday, November 6, 2017.

All residents who have the new lime stone on their stairs is reminded that they can become extremely icy and you should use caution when going up and down them.

FRONT & BACK PORCH LIGHTING FIXTURES

Please be advised that it is the homeowners responsibility to make sure that the front and back porch lighting fixtures have globes and are kept up.

Making Complaints Against Another Resident

Any resident making a complaint against a neighbor must be done in WRITING, verbal complaints cannot be taken. The person making the complaint must sign the written complaints and the forms are available at the onsite office. This procedure must be followed in order to proceed with issuing a violation as our association’s attorney has informed us.

Maintenance Fees

This is a reminder that monthly maintenance fees are due on the first (1st) of each and every month. The association does offer a grace period till the tenth (10th) of the month however, it must be RECEIVED NOT MAILED on the tenth (10th) of the month so please make sure that your payment is mailed out in time to be received by the tenth (10th) of the month.
Any payment not received by the tenth (10th) of the month will be considered late and a late fee in the amount of $25.00 will be applied to your account.
We look forward to your attention in this matter as the operation of the community is dependent on recieving each and every payment in a timely manner and we thank the residents who are prompt in making their monthly payments.

WHEN POTENTIAL DANGEROUS STORM ARE FORECASTED

AS WE ALL KNOW AND HAVE EXPERIENCED, THERE IS ALWAYS THE POSSIBILITY OF A DANGEROUS STORM THAT CAN APPROACH NEW JERSEY AT ANY TIME THROUGHOUT THE YEAR AND THEREFORE WANT TO MAKE SURE OUR RESIDENT ARE PREPARED WHEN THESE STORMS ARE FORECASTED.

EWPA IS INFORMING ALL RESIDENTS TO MAKE THE NECESSARY PREPARATIONS IN ADVANCE OF ANY POTENTIALLY DANGEROUS STORM BY SECURING ALL EXTERIOR ITEMS, REMOVING CANOPIES AND UMBRELLAS ALONG WITH SECURING GRILLS AND DISCONNECTING PROPANE BOTTLES.

ALL RESIDENTS SHOULD HAVE FLASHLIGHTS, BATTERIES, WATER, FOOD THAT DOES NOT REQUIRE REFRIGERATION. YOU SHOULD ALSO HAVE A FIRST AID KIT AVAILABLE AND A BATTERY OPERATED RADIO IN CASE POWER IS LOST SO THAT YOU CAN STILL HEAR ANY EMERGENCY BROADCASTS. ALSO MAKE SURE YOUR VEHICLES ARE FILLED WITH FUEL IN CASE EVACUATIONS ARE ISSUED FOR THIS AREA.

REMEMBER ANY LIFE THREATENING EMERGENCY SHOULD BE IMMEDIATELY REPORTED TO 911. ANY LEAKS, LOOSE SIDING, DOWNED TREES CAN BE REPORTED TO THE EWPA EMERGENCY LINE HOWEVER, NO ACTION CAN BE TAKEN DURING THE STORM DUE TO THE SAFETY OF OUR WORKERS AS THAT IS TOP PRIORITY. 911 WILL RESPOND AND ADDRESS ANY LIFE THREATENING EMERGENCY'S SUCH AS TREES DOWN ON BUILDINGS, PHYSICAL INJURY OR HEALTH EMERGENCY TO ANY INDIVIDUALS.

BRICK TOWNSHIP MAY UPDATE THROUGH THEIR AUTOMATIC PHONE CALL SYSTEM PERIODICALLY OVER THE DAYS PRIOR, THROUGHOUT AND AFTER THE STORM ADVISING OF ANY EVACUATIONS AND SUCH THAT WOULD NEED TO BE TAKEN.

WE LOOK FORWARD TO YOUR ANTICIPATED COOPERATION AND ATTENTION AS ANY POTENTIAL SERIOUS STORM PASSES THROUGH OUR AREA. THE ASSOCIATION WILL DO WHATEVER IS HUMANLY POSSIBLE TO KEEP THE ASSOCIATION SAFE AND WILL WORK TO GET WHATEVER MESS IS LEFT BEHIND CLEANED UP AS QUICKLY AS POSSIBLE AFTER ANY STORM.

EVERYONE PLEASE CHECK YOUR LOCAL WEATHER STATIONS FOR UPDATES REGARDING ANY STORM AND PLEASE USE EXTREME CAUTION THROUGHOUT A STORM AND BE SAFE! REMEMBER PERSONAL ITEMS ARE REPLACEABLE BUT HUMAN LIFE IS NOT!

2017 Fall Clean Up by Live Oak Landscaping Contractors

Live Oak Landscaping will be conducting the Fall Clean Up starting November 15, 2017 through December 15, 2017 weather permitting.

AS A REMINDER, ANYONE RAKING UP LEAVES, MUST DISPOSE OF THE LEAVES OFFSITE AT THE RECYCLING CENTER AND NOT DISPOSE OF THE BAGS INSIDE OR ALONG THE DUMPSTERS. ALSO, LEAVES ARE NOT TO BE RAKED INTO A PILE IN THE ROADWAYS OR LAWNS AND LEFT TO BE PICKED UP BY THE LANDSCAPER.

We appreciate your cooperation and understanding in this matter.

EFFECTIVE AUGUST 1, 2017 EWPA IS FHA CERTIFIED

The Board and management of EWPA is happy to advise that effective August 1, 2017, our FHA status and been reinstated through August 1, 2019, The project id # for EWPA is P00351. It is extremely important that all homeowners please make sure that their monthly maintenance fees remain current and are paid each and every month on the 1st to keep our delinquency at a minimum as not to effect our FHA status in the future.

Living Space/Bedrooms in Basements

As a reminder the basements of your homes were not built with the intention of being finished with sleeping quarters or living arrangements and the Association does not recommend that they be used as such. It is extremely important that if there are any residents using their basements as such, they should have a carbon monoxide detector within ten (10) feet of any sleeping areas in the home. It is also important that if you have finished your basement and installed any sheetrock walls or doors that a smoke alarm is installed near the furnace area. If your home has hardwired detectors, they all must be hardwired. The Association was advised by the NJ State DCA that violations were not being issued during the 2011 inspection but this is something that they could be enforced by the 2016 NJ State DCA Inspection therefore, we suggest that you take this informative information and use it wisely as the State of New Jersey could really make homeowners bring the home up to the DCA code at that time.

While the Association does not require approval for any interior work, you must contact Brick Building Department at 732-262-1029 to obtain all necessary permits. The Association WILL NOT issue any approval for changing the size of the basement windows as it involves making alterations to the Buildings foundation which is not permitted.

Please note that this is a NJ State Law that will require this inspection be performed every five (5) years.

Precautionary Measures

By taking a few minutes to check the items below, you could save yourself and neighbors a lot of aggravation and money in preventing possible accidents before they happen.

• Check and replace any hoses on washing machines, dishwashers, faucets that show signs of deterioration to prevent breakage. (All the above appliances should be equipped with guaranteed, leak and burst proof hoses)
• Install shut off switches on washing machines that can easily be turned off after each use and easily turned back on the next time that you are going to use the machine.
• Have hot water heaters inspected and replaced if it shows any signs of possible leaks. (Also when replacing hot water heaters, a water heater drain should be considered and installed if possible)
• Dryer vents should be inspected and cleaned once a year by an insured and certified contractor.
• Outside spigots should have an inside turn off to be shut off during the winter months or when the faucet is not in use.
• Make sure heat is set no lower than 55 degrees during the winter months unless the home is winterized.
• If you are going to be vacationing, a key should be left with a trusted neighbor or family member that the management office can contact if an emergency should happen.

Homeowners should encourage their neighbors to make sure that the items above are addressed periodically throughout the year as your neighbor’s actions can affect your home as well.

MAKING COMPLAINTS AGAINST ANOTHER RESIDENT

PROPANE GRILLS

All propane grills must be five (5) feet from any structure and must be on a patio or cement blocks. If the grill is stored near the back of your home for any reason, the propane tank must be disconnected.

SPORTS PLAYING

There is to be NO sports playing of any kind in the roadways including courts or in the grass areas of Buildings within EWPA. We request that all sports be played in the recreational areas within the community and not in the vicinity of the buildings or vehicles. Please remind your children and teenagers of this as we are looking to prevent damage to other people’s property.

RECREATION AREAS

All playgrounds, basketball court, tennis court and baseball field are opened from 9:00 AM until 6:00PM From October 1st through March 30th and from 9:00AM until 9:00PM From April 1st through September 30th. Therefore, NO ONE is to be at these locations any other hours than the times noted above.

Parents please remind your children, teenagers and young adults to dispose of their trash in a garbage can or dumpster and not on the common grounds as this have become a huge problem in the recreation areas of the development. We also request that you speak to your children, teenagers and young adults about being considerate and respectful to the residents living within close proximity to the recreational areas as disorderly, loud or obnoxious behavior will not be tolerated and to advise that vandalism within the community will not only cost you and your neighbor money to repair but if caught will result in the fullest prosecution allowed by law. The association has received several complaints from residents in regard to these actions therefore, we had no alternative but to inform Brick Police not only as the local law enforcement but they perform security in EWPA as well. We have been informed that Brick Police will be patrolling these areas frequently and a zero tolerance policy will be taken with any individual(s) disrupting or vandalizing any part of the community.

MONTHLY MAINTENANCE PAYMENT OPTIONS

Monthly Maintenance Payment Options
Br> As a reminder, EWPA now offers the following payment options such as automatic withdrawal, payment by credit cards and mailing in their monthly maintenance payments. Any homeowner mailing in their monthly maintenance fee must include the coupon with the check and mail it to the following address. EWPA, C/O IMPAC, PO Box 105007, Atlanta Georgia 30348-5007. Remember all maintenance payments are due on the 1st of the month and any payment not RECEIVED by the 10th are assessed a $25.00 late fee.

Any homeowner that has questions in regard to the options available may contact Beth Mckay, Accounts Receivable Department (IMPAC, Inc.) @ 732-408-2525 extension 219.

RAIN/SNOW & BASEMENT WATER

This is to inform all homeowners that water seepage into the basement from rain, snow and etc. is NOT the responsibility of the association as basements are designed to remain unfinished, the association does not suggest having the basements finished however, if your basement is finished and you should experience water seepage, the association will not submit a claim to the association’s insurance carrier to pay the cost of any interior damage.

EXTERIOR MODIFICATIONS

There have been residents making exterior modifications to their homes without the approval of the association. NO EXTERIOR MODIFICATIONS CAN BE MADE WITHOUT APPROVAL OF THE ASSOCIATION. An automatic $100.00 fine will be assessed to your maintenance account if you do not get approval prior to the work commencing.

GARBAGE PICK UP & RECYCLING

The maintenance staff of EWPA is continually cleaning up around the garbage & recycling areas due to residents simply not taking the time to dispose of items correctly. All garbage and recycling must be placed inside the appropriate dumpster and not on the ground. Garbage and Recycling pick up is on Monday and Friday.

In regard to Bulk Items, all bulk items that are not metal are picked up on Mondays. Therefore, NO ITEMS are to be placed outside the dumpsters until SUNDAY. ALL tree limbs and brush must be removed from the property since the Township does not take it away. Metal Items are picked up on Fridays therefore; NO METAL ITEMS are to be placed outside the dumpsters until THURSDAY.

If you have Bulk Items that you need to get rid of on other days during the week then you must make arrangements by contacting the Bulk Recycling Center at 732-451-4061 to have the items removed.

It is extremely important the above information is followed and taken seriously as anyone in violation of not following the procedures above will be fined $100.00 per occurrence. The association has a zero tolerance in regard to this issue, as we cannot allow the value of our community to be effected due to simple neglect. It is not the responsibility of our maintenance men to have to clean up other people’s trash not to mention the time and money it cost the association.

We would like to thank each and every resident for his or her anticipated cooperation and attention in regard to this matter. Anyone observing someone violating the above procedure is asked to contact the office with the address of the person in violation along with the items that were illegally dumped.

IF GARBAGE OR RECYCLING DUMPSTER ON YOUR COURT IS FULL, PLEASE DISPOSE OF YOUR GARBAGE IN AN EMPTY DUMPSTER IN THE COMPLEX!

PARKING

As a reminder, there is NO ASSIGNED PARKING IN EWPA therefore; parking is on a first come first serve basis however, we encourage each and every homeowner to be considerate to their neighbors and to allow one (1) space for each homeowner in close proximity to their home. Also, residents with multiple vehicles in their households are asked to please park these vehicles on the main loops or in areas that are not directly in front of someone’s home.

ALL VEHICLES IN EWPA MUST BE REGISTERED, INSURED, INSPECTED AND OPERABLE! ANY VEHICLE THAT IS NOT MOVED ONCE (1) EVERY SEVEN (7) DAYS IS CONSIDERED INOPERABLE AND IS SUBJECT TO FINES AND TOWING. BRICK POLICE HAS BEEN DILIGENT IN MAKING SURE THAT ALL VEHCILES ARE LEGAL AND HAVE BEEN TOWING THEM FROM THE COMMUNITY IF THEY ARE NOT REGISTERED AND INSURED.

Another reminder, if you park on another Court in an open space, we ask that as soon as a space becomes available on your Court that you move your vehicle on your own Court and not allow the vehicle to sit there for days as this is inconsiderate to the residents of that Court.

ALL COMMERCIAL VEHICLES MUST BE REGISTERED WITH THE ONSITE OFFICE AND PARKED ONLY ON THE MAIN LOOPS, THEY ARE NOT PERMITTED TO BE PARKED OVERNIGHT ON THE COURTS.

PLEASE BE CONSIDERATE AS ALL OF THE RESIDENTS ARE AWARE PARKING IS AT A PREMIUM THEREFORE SHOW THE SAME COURTEOUSY AS YOU WOULD LIKE SHOWN TO YOU.

STRAY CATS

There currently is an epidemic of stray cats overtaking our community due to some residents feeding and attracting these cats which in return are getting pregnant and having kittens which the association is not able to control. There is also an issue with residents that have cats who allow them outside to roam; this is in direct violation with the rules and regulations of the community, we are requesting your immediate attention in assisting with this situation due to the safety and health concerns to everyone in the community that this is effecting.

CHARCOAL GRILLS, FIRE PITS & CHIMINEAS PROHIBITED IN EWPA

Evergreen Woods Park Association was recently advised per the attached December 16, 2015 letter on the other side of this page from our insurance carrier Greater New York Insurance (GNY) that if the association does not prohibit charcoal grills, fire pits and chimineas on the property that they would not renew the insurance coverage on April 1, 2016 as their criteria has changed. Therefore, in the best financial and safety interest of the association, the Board after much consideration and speaking with our Insurance Agent Jeanne Morris at Brown & Brown Insurance has determined that we must prohibit these items effective immediately. This action is required in order to prevent a substantial assessment in 2016 of approximately $300.00 per unit the increase cost of obtaining insurance through another insurance carrier based upon past and current proposals obtained.

While we understand the upset and frustration that many will experience as a result of this decision, we have no other alternative but to comply and ask for your understanding and cooperation. It is the Board’s obligation to protect the financial interest and safety of the community at all times whether favorable or unfavorable.

Any of these items remaining on the property after February 29, 2016 whether they are being used or stored will be removed and disposed of by the association, through a resolution being adopted by the Board and filed with Ocean County at the next open Board Meeting scheduled to take place in February 2016. (Meeting Notices will be sent prior to exact date)

EWPA FHA RECERTIFICATION APPROVED THROUGH 8/1/19

Good News! After much work back and forth with HUD, the Board and Management is pleased to advise that Evergreen Woods Park Association has received our FHA Re-certification through 8/1/19 effective 8/1/17. Hour Condo ID# is P00351.

This will assist in sellers selling their home as buyers will be eligible for FHA Loans.

It is extremely important that we as a community work to continue to keep our community within the guidelines required to remain FHA Certified.

Leasing By-Law Amendment Approved at August 30, 2016 Open Meeting

An open meeting took place on Tuesday, August 30, 2016 in the Social Hall and the Leasing By-Law Amendment was approved by an overwhelming margin.

Effective immediately anyone purchasing a home within EWPA must reside in the home for a period of two (2) years before being eligible to rent out the home. Any homeowner who has purchased a home prior to this amendment being approved are grandfathered.

All leases are minimum of one (1) year and must be on file with the EWPA office.
